Do T.H.E charge VAT?​

No, we currently do NOT charge VAT, this helps to keep our prices competitive.

No VAT will be added to your estimate or quote. ​

How much do you charge for different sized properties?​​

You only show prices for "single-storey properties". Don't you do houses?!?

We do reports for properties on one-level only. This way we avoid charging additional fees due to multiple staircases, landings, extra reception rooms, offices, bathrooms etc, which often come with multi-level properties.​​​

This keeps our prices as transparent and consistent as possible.

Do you charge extra for furnished or unfurnished properties?

At T.H.E we do not charge extra for appropriately furnished properties, however, excessive amounts of furniture or ornaments, vases, cutlery, plates and miscellaneous items will be noted and pictured as a group, not counted individually.

Please note that white-goods will always be included in all reports as standard.​

I'd like an inventory on my 2-bed apartment, but there is also a reception room as well as the living room, will I have to pay extra for that?

Yes, we would charge £10-£15 for any additional rooms, for eg. a 2nd living/reception room, 2nd kitchen, utility or conservatory.

Can you do it any cheaper?

As we are possibly the cheapest inventory company our quotes are not negotiable, and as an independent company we also do not price match.

You may however, avoid additional charges by requesting 1-4 photos only (PHO) with no added condition or content details, however, you must let us know in advance and in writing of this preference.​

Please note, PHO's with no added details may not cover you legally or financially if any issues arise during a tenancy, and you may not be covered for any rent deposit claims after checkout if issues/details were noted in the initial inventory.

What areas do you cover?​​

As we are a small independent company based in Central London we prioritise services in Zones 1, 2, and 3 and including Lambeth, Wandsworth, Southwark, Croydon, Merton, Brent, Kensington & Chelsea.​

I'll be moving into a property soon, but the landlord doesn't want to "fork out for an inventory", and is refusing to get one done.​

I'm not comfortable with this, what can I do?​​​​​

In the UK, property inventories are not a legal requirement, but they are in the best interest of both tenants and landlords. They provide evidence to prevent disputes, unfair rent deposit claims, and financial losses.​

​

If a landlord is unwilling to have one done, tenants can contact us to arrange (and pay for themselves) an independent inventory.
